Who will I be living with?

Tenant profile

Age: Everyone here is a new or recent graduate, the average age is 23 years old. We accept people aged between 18-30 years old.

Nationality:  80% of our tenants are from the UK and 20% are international.

Jobs: We have a vast range of professionals living in Springboard, which makes for a very diverse and interesting place to be! We have Accountants, Investment Bankers, Consultants, Merchandisers, Writers, Auditors, Analysts, IT professionals, Lawyers, Teachers, Doctors, Nurses, Police Officers, Musicians, HR Managers, Surveyors, Architects, Engineers, Underwriters, Art Dealers, Designers etc.  This gives you an idea of the diverse careers our tenants have.

Male to Female Ratio: This is usually a 50/50 mix of guys and girls.

How long do people stay?

The average stay at Springboard is 1 year. Our flexible contracts are great for first-timers moving to London to start their career. The tenancy is a minimum length of 6 months and then this just rolls on until you give 1 months’ notice. We find 6 month contracts are great for our tenants as you aren’t tied in for an extended period of time if circumstances change and it gives you enough time and flexibility to settle in and meet people here who you may want to move out with. Which more often than not tends to be the case! Though they always come back for our Springboard socials!

We have lots of people who move out only to move back in at a later date. They may be returning to London from foreign job postings, their flat shares break up or they just miss how easy it is to live at Springboard.

What is the social community like?
There is a great social community in all of our buildings. You do not have to get involved and not everyone chooses to, but for those that do there are plenty of opportunities to get together for Springboard socials, local pub quizzes, BBQs, outings to museums, galleries, restaurants in our wonderful Capital! We have dedicated facebook pages for each building as well as whatsapp groups so as soon as you move in you have a ready-made social life waiting for you. This way everyone is up to date on the next social occasion or spontaneous trip to the pub!
Is there an age limit?
We only accept new and recent graduates aged between 18-30 years old.
Do I need to have a job?

Yes we require that our tenants are employed. The majority of our tenants will be working full time but some may be doing a work sponsored course before starting work such as the LPC (Legal Practice Course) or PhD.

Do you accept couples?

No

BUILDINGS

Is parking available?

Yes. On street parking is available via permits. You can apply for a parking permit directly to the Council. This is through the London Borough of Hammersmith & Fulham (LBHF).

How often do the cleaners come and what do they do?

Without the cleaners Springboard would not work. They allow people to come home to a clean and tidy house and it removes almost all the tension connected with people having different standards of cleanliness.

The cleaners will do a basic daily clean including emptying the bins and recycling, unloading the dishwashers, wiping the surfaces and mopping the floors etc. We also do regular deep cleans of communal areas in all our buildings. They also provide the cleaning supplies and loo rolls in shared bathrooms.

Barons Court: Daily cleans 4 days per week (Monday, Wednesday, Friday & Sunday).

Fulham: Daily cleans 6 days per week (excluding Friday).

Shepherds Bush: Daily cleans 3 days per week (Monday, Wednesday & Friday).

Do I need bedding?

Yes you will need to provide your own sheets, duvet and pillows.

PAPERWORK

What is the length of the contract?

Our contracts are a minimum term of 6 months (Assured Shorthold Tenancy), which rolls on until we are given 1 months’ notice. Our contracts stipulate that the last day of the tenancy – the move out date – must fall on a Saturday.

What if I need to leave early?

We will release you from your contract early if you find a suitable replacement tenant on a new 6 month contract for your room. Once the new tenant has confirmed interest we will need to verify and approve they are eligible to live in Springboard, provided all of that is fine once the new tenant has paid a deposit and signed their contract we will confirm that you are released early from yours. There will be an administration charge of one week’s rent for this.

Are bills included in my rent payment?

Yes. Your monthly rental payment includes all utilities; Gas, Water, Electricity, Council Tax, Cleaning and Unlimited use of the Laundry Facilities (Washers & Dryers).

Licenses for communal TVs are included in your rental payment, however a TV license for your room is not included should you have one.

We also include FREE wifi in all of our buildings! So you don’t need to set up your own (Unless you want to of course…!)

At the end of the tenancy we reconcile your overall rental payment (working out how many exact days you stayed- so you only pay for those days, as the number of days in each month does vary) and this is refunded or deducted along with the deposit.

Do I need to provide a reference or guarantor?

We will need a copy of your work contract and some form of photo ID, this is normally a passport or driver’s license.

How much is the deposit?

The deposit is 6 weeks worth of rent. For example, for a room which is £220 per week, the deposit will be £1,320.

Do you protect my deposit?

Yes. We use mydeposits.co.uk which is a government approved insurance based deposit protection scheme. We make a charge of £50 to cover this cost which is deducted from your deposit at the end of your stay.

Are there any fees?

We only have one fee which is the £50 to cover the deposit protection insurance. This is charged from the deposit at the end of the tenancy. We do not make any charges for referencing, contracts, inventory, check-in etc.

ABOUT SPRINGBOARD

How do I arrange a viewing?

Please fill in the registration form via the APPLY NOW button on the menu. We always have strong demand for rooms and do give priority of viewings and bookings to people who complete the form in full.

When can you do viewings?

We try our best to be accommodating when it comes to viewings and, subject to our diaries, we can offer viewings during the day, evenings and also weekends. We need to give current tenants at least 24 hours notice of a viewing.

Can I just book a room without a viewing?

Yes. We frequently have people who are unable to view rooms before arriving and this is not a problem. We can send photos of the room so you can see it beforehand too!

Are all your testimonials genuine?

Yes – spelling mistakes and all! We ask for routine feedback from tenants at the end of their stay with us. We not only ask what we got right but we also ask what we can improve for the future.

There are no rooms listed as being available for when I am looking to move, will you still be able to help?
